Obtaining planning permission for a house extension in a conservation area is not always easy, but having worked closely with the client and council, Albyn Architects have recently obtained planning approval for this house extension and new garage in the West End.

The existing house is a beautiful traditional property. So, when it came to extending it, it was important to create something that would be a substantial, modern addition. With the aide of the latest 3d modelling software, we were able to work closely with the client to produce a design and layout which suited the way they wanted to live.

By using a mixture of high quality modern materials (aluminium windows and doors, zinc cladding, roof membrane) the extension is a clear new addition, working well alongside the traditional granite.

A new garage replacing the old dilapidated garage. With the boundary wall re-built from the downtakings, to retain the character of the rear lane.

Albyn Architects have recently obtained planning approval for a house extension, in Peterculter.

The existing house has an unconventional layout. So, with the aid of the latest computer modelling, we were able to demonstrate the proposed design to the client, to ensure they would get the most of their home. The remodelling of the ground floor layout will make the house feel like a new home, with new window/door openings, upgraded insulation, electrics and heating throughout.

The planning process took under 2 months, with Albyn Architects liaising with the planning department throughout. With approval now in place, we are looking forward to progressing with the building warrant drawings, with the aim to get the project on site early 2020.

Having previously carried out an extension to the surgery at Portlethen Dental Care, in 2014, the client asked us to look into the potential to convert the existing loft space, to provide more Consultation rooms.

We were able to work with the client to design a space that would provide 2 additional Consultation rooms, an Office, Waiting Area, Staff Room and a Shower Room. All accessed via a new stair, which was designed to minimise the impact on the existing ground floor layout. New rooflights were added to the existing roof, to provide natural daylight into each of the spaces.

Works started on site in August and are due to complete by the end of October.

Albyn Architects were appointed by a family looking to extend their home, in Banchory. They love the location of the property, but require additional living space, bedrooms and En-Suites for each bedroom.

Albyn Architects worked with the client to produce a design and layout which provides them with the open plan Kitchen/Dining/Family space they require. On completion of the initial design drawings, we reported the Project Services and Costs, including the estimated construction cost and all fees to the end of the project.

Albyn Architects prepared and submitted the application in April 2019. Less than 2 months later, and with some negotiation with the planning department, the application has received planning permission.

With planning approval now in place (see planning approved drawings below) we are looking to move forward with the building warrant drawings and appointing the structural engineer.

Albyn Architects, set up last year as a new partnership between the owners of two Aberdeen architectural businesses, has added to its team by bringing in Caroline McBain as an associate architect. The appointment is in response to a number of new contract wins since the company was formed.

Caroline joins Albyn from McGregor Garrow Architects having previously worked at Space Solutions and Pihl UK. She will primarily work on domestic projects, developing her own list of clients but will also support the company directors Ian McGregor and Mark Dellaquaglia on larger domestic and commercial projects.

“Forming relationships with clients is something I particularly enjoy, working with them to develop the project brief which outlines what they are looking to achieve,” said Caroline. “I can then use my experience and knowledge to produce exciting design solutions. That’s the area of my job I enjoy the most because it makes a positive impact on the client, designing a space which improves the quality of their life.”

She is pretty confident that she’ll get on well with her directors: “Ian is my brother, we’ve worked together for a number of years and we make a good team. I’ve also worked with Mark before and am looking forward to working with him on commercial projects and further developing my career in that side of the business.”

Ian and Mark joined forces to set up Albyn Architects in response to ongoing business growth and use their combined design and project management expertise to provide a full range of architectural and support services. Ian is the practice’s principal architect while Mark focuses on running and further developing its sister company, Albyn Building Services.

“It’s great to have Caroline join us as part of the team,” said Ian. “We have some exciting new projects coming up in 2019 and her input and creative flair will be invaluable in helping develop these. She is exceptionally good at relating to client requirements, translating a project brief into a well-considered architectural response and excels in producing 3D visualisations which help the client better understand how design proposals will turn out.”

Before taking over the running of Albyn Architects, Ian McGregor was a director at McGregor Garrow Architects, between 2012-2017.

Ian worked on a wide range of projects, from a new build house by the Aberdeenshire coast, project managing a house extension in Edinburgh, office fit-outs and everything in between. Below is a selection of these projects: –

New Build House – East Cammachmore

In 2014 Ian met with a couple were looking to obtain planning permission for a new build house on the site of a former settlement, within their farmland.

Ian worked closely with the clients to develop a project brief and listen to their requirements and produced some initial designs of a 2-storey building built into the sloping landscape, with expansive views out to sea.

Through the use of rendered visualisations Ian was able to demonstrate to the client the proposed design and layout, which the client loved.

A planning application was submitted and approved in 2015, after a local committee meeting approved the scheme.

House Extension – Harehill House

In 2017, Ian met a client looking to improve and extended their unique granite cottage. With an outdated conservatory and dark kitchen being the main reason for wanting to extend the property, the client wanted to create a large open plan Kitchen/Dining/Family area overlooking the garden.

Working closely with the client, to ensure the brief was met, Ian produced various designs and visualisations to demonstrate the proposals. Once a design had been finalised Ian successfully negotiated the planning and building warrant approval with the council.

Ian project managed the project through the Tender and Construction stages, arranging a competitive tender and appointment of the chosen contractor, as well as carrying out site inspections, contract administration and liaising with the council, during the build.

House Extension – Edinburgh

Ian’s services were recommended by a mutual friend who asked Ian to take on a house extension project in Edinburgh.

Ian carried out a Feasibility study, looking into various design options, and took the project though the planning and building warrant stages. Once approved, Ian arranged a competitive tender, appointed the chosen contractor and oversaw the project on site.

The clients were delighted with the end result and moved into their completely renovated home in December 2017.

The owners of two Aberdeen architectural businesses have joined forces to set up Albyn Architects in response to ongoing business growth. The city-based practice will now use the combined design and project management expertise of Mark Dellaquaglia and Ian McGregor to provide residential and commercial clients across Scotland with a full range of architectural and support services.

The rebranded company has evolved from Albyn Architectural which was set up by Mark in 2015. Since then, the company has seen rapid growth and Ian, previously co-founder and co-director of McGregor Garrow Architects, has joined Mark as a business partner and co-director of Albyn Architects.

Ian will be the practice’s principal architect while Mark will focus his attention on running and further developing its sister company, Albyn Building Services.

“The first few years in business have been incredibly busy and there is potential for significant future growth,” said Mark. “I have worked with Ian previously and known him for some years, so I knew he would be a great partner to bring in. The opportunity to get someone of Ian’s calibre who has the same work ethic and enthusiasm as I have is a real bonus and I’m excited about where we can take the company.”

Ian specialises in residential developments ranging from extensions, refurbishment and conversions to new build. Mark will focus on project management while continuing to grow the commercial side of the business with services including space planning and interior design to full master planning for industrial, retail, office and restaurant sectors.

“Having developed an established client base over the past five years I’d now like to expand on that and to build on the growth and success of my previous company,” said Ian. “When the opportunity came to work with Mark, we discussed our vision and it was clear we have the same passion and drive to take Albyn Architects to the next level.”

Albyn Architects will expand its team on November 1 when Caroline McBain joins the company as an Associate Architect. Caroline has previously worked at McGregor Garrow Architects, Space Solutions and Pihl UK.

In addition to providing the full range of architectural services from conception to completion, Albyn Architects works with a tried and tested network of building contractors that both Mark and Ian have previously worked with to complete many successful projects.
