Caledonian Extension: Planning Approval for Extension to Listed Building

Albyn Architects have obtained Planning Permission for an extension to a beautiful listed home, within the conservation area of Ferryhill.

The new extension creates a Family space, positioned off the open plan Kitchen/Dining space, with large sliding glazed doors opening out to the garden. A Utility and Bathroom have been formed in the space of the previous kitchen, providing all the space required for a modern family home.

The extension has a pitched roof to create a sense of space, with natural light brought into the space via new conservation rooflights. Both the extension and the original extension are clad in the same dark timber cladding, to create a modern aesthetic, contrasting with the original granite building.

Both the client and architect are delighted to have obtained planning and have submitted building warrant application for the changes. Once approved we will be arranging a competitive tender, with the aim to appoint a contractor and schedule a start date for the works.

Cornhill Extension: Planning Approval

Albyn Architects have obtained planning permission for this 2 storey extension, complete with a raised Terrace and Ancillary building. The extension provides the family with an amazing open plan Kitchen/Dining/Family, with a stunning Master Suite above.

Having developed a project brief with the client, Albyn Architects looked into various design proposals. Producing visualisations of the different schemes allowed us to demonstrate the proposed designs, as well as develop and refine the proposals to suit the client requirements.

In terms of materials, the extension is proposed to be clad in a dark grey cladding and dark windows/doors, to contrast the granite of the existing house.

An ancillary building replaces an existing dated garage. This provides a flexible space which can be utilised as a home office, games room, gym or simply a place to relax away from the main house.

Planning Approval for House alterations within a Conservation Area

Albyn Architects have obtained Planning Permission for alterations to this beautiful period home, in the centre of Aberdeen.

The existing house has been altered and extended over the years. This has resulted in a confused layout, with the main family space confined to the darkest part of the house and other rooms being underused.

A poorly conceived previous extension detracts from the quality of the original house design. Unfortunately this is the part of the house that has the most natural daylight, with views and access to the garden.

Following on from an initial consultation, with the client, Albyn Architects produced design proposals to address the issues of the existing house. Moving the Kitchen/Dining/Family space to the lightest part of the house, creating a direct connection to the garden. A new pitched roof replaces the flat roof of the previous extension, with a vaulted ceiling providing a sense of space, as well as flooding the Kitchen and Dining area in natural daylight.

The old kitchen is replaced with a new Bedroom, Utility and Shower Room, positioned in the darker parts of the house, with a separate formal Living space.

Both the client (and architect) are delighted to have obtained planning approval. Albyn Architects are now progressing with the building warrant stage and hope to have the project on site in Spring 2021.

Feasibility – Craigiebuckler House Extension

Albyn Architects recently completed this Feasibility study, looking into the potential of doubling the footprint of the existing house and creating a stunning entertaining space.

Working closely with the client to develop a project brief, we designed an impressive double height living space, taking advantage of the south facing orientation, with feature windows overlooking the large garden.

On the 1st floor, a stunning master suite provides the luxury of a large En-Suite and Dressing Room. The gallery overlooks the living space and provides the ideal space for a home office – a new must-have in the current climate

What is a Feasibility Study?

A Feasibility Study is typically the first stage of any new project. This allows the client and architect to work together to investigate possible design and layout options. 3D visualisations are produced to demonstrate the proposed designs, and provide the opportunity to look at different materials and finishes.

Once a layout and design has been approved by the client, Albyn Architects obtain a cost estimation for the proposals, provided by a local building contractor. This enables us to provide Project Budget Costs, including professional fees, local authority application fees and any other expected costs.

House Alterations within Conservation Area

Albyn Architects have submitted a planning application for alterations to this house, in Footdee, which must have one of the best views in Aberdeen!

As the house is situated within the Footdee conservation area, planning permission is required for any external changes, including replacement windows, doors or rooflights.

Conservation areas are areas of special architectural or historical interest. The Council designates these areas to ensure their character and appearance is preserved and enhanced. Trees within conservation areas are also protected and consent is required to alter or remove them.

House Refurbishment – New Kitchen

Albyn Architects are working with local kitchen suppliers Kutchenhaus to deliver this amazing new kitchen. Part of a major renovation project being carried out to a house on Westburn Road.

As Architects, we always like to show a proposed kitchen layout on our drawings. However, we also like to provide our clients with the freedom to select their own kitchen design and layout. Most kitchen suppliers provide a free design service, which allows you to choose the range, materials, units and colours.

The designers at Kutchenhaus prepared these amazing visuals to demonstrate the design proposals and (after numerous changes) allowed our client to select the kitchen design that suited the way they wanted to use the space, as well as their budget.

House Extension – Edinburgh

Just before the world went into lockdown, work was completed on this stunning project down in Edinburgh.

The existing house was extended to the rear, to create an amazing open plan Kitchen/Dining/Family space, with full height sliding doors opening out into the garden. The roof of the extension projects out to provide shelter to the decked area, creating an outdoor living area and plenty of space to host BBQ’s!

The loft space was also converted to create a spacious master suite, with large En-suite and walk in Dressing area.

Albyn Architects have taken on another member of staff, Stuart Alexander, to assist with their growing workload.

Stuart is currently completing his final year studying Architecture, at Scott Sutherland School of Architecture, which he is looking to graduate in July.

Stuart is working on a part time basis and is assisting the team in delivering both residential and commercial projects.

Mannofield house extension on site

It’s been a busy start to the year, with a range of projects at various stages. However, we find nothing more satisfying than when a project gets to site, as this is when we can deliver the design we have been working on over the past 6 months.

Clients often ask us why we work with certain contractors. We always say that we work with builders who provide us with competitive tender costs, can carry the works out quickly, and to a high standard.

This project is at the end of it’s second week on site and all the groundworks have been completed and the timber kit and steel frame have already been erected. The roof is going on next week, so we look forward to seeing some more progress.
